The Role of Estate Agents

An estate agent is an individual or organisation who actively seeks to sell, rent or manage properties and other assets. An estate agent who specialises in selling to individuals is known as a landlord or managing agent. An estate agent may also be a solicitor or an attorney who specialises in selling commercial real estate. An estate agent can be instrumental in arranging financing for a real estate deal, or they can simply perform the function as a middleman. The role of an estate agent has become increasingly important as the role of an estate agent has also increased and the number of estate agents has declined over the years.

While the client continues to retain control and ownership of the property, the role of the estate agent becomes one of a marketing expert or publicist. Some sellers work on their own and without any help or guidance from a real estate broker or a licensed real estate agent. There are even some estate agents who conduct the hiring and leasing of commercial properties themselves and also conduct negotiations between potential tenants and owners.

As with all commercial real estate transactions, the role of the estate agent depends on the individual seller, whether it is an individual or a business.
